One of the most annoying things you can do is to sell your house and leave money on the table. So if you want to sell your house for top dollar and squeeze every cent out of it, the answer is very simple. You want buyers to fall in love with the house just like you do.

Buying a new house is a very emotional decision for anyone to make. People don't just wake up and decide to buy a house. They're usually thinking about it for months—or sometimes even years. When you stage your house, you make it look more attractive and buyers will fall in love with it. That’s exactly where you're going to make your top dollar.

Ways To Stage

One of the first things you need to do to get your house ready is declutter everything and get rid of unnecessary junk. This especially includes some of the stuff that you may think looks good but get questioned by your friends when they come over.

Rather than insist on your eclectic style, put yourself in a neutral position. Sometimes this may mean getting rid of all the big clunky furniture and putting it in the garage. Other times it may just mean removing all the clutter from your counters. The simpler, the better.

Another great tip is to depersonalize your house. You don't want us to sway people into thinking one way or the other. When I say depersonalize, I mean simplify. This includes things like getting rid of family pictures or religious items on the wall. This allows the buyer to visualize themselves in their home and not you.
